Portfolio & multi-site accounts
One Property Partner Across Your Entire Wisconsin Portfolio
Regional property managers, asset managers, retail operators and multi-location businesses run the same problem in every market: a different vendor, a different rate and a different standard at every address. All-In consolidates janitorial, floor care, pressure washing, snow and grounds onto one agreement across thirteen Wisconsin counties.

Why operators consolidate
What changes when every property is on one agreement
One standardized scope
The same written task list applied at every address, so “clean” means the same thing in Kenosha and in Rhinelander.
Consolidated invoicing
One monthly statement, or split billing by property, entity or region — whatever matches your reporting.
One account contact
Site managers escalate through a single person instead of learning a different vendor in every market.
Regional crew coverage
Assigned crews in each region rather than a single team driving the state.
Common quality standard
Supervisor inspections at every site, on the same criteria, with a 48-hour re-clean response.
Fewer vendors to manage
Janitorial, floor care, pressure washing, snow and grounds under one agreement and one certificate of insurance.
How it is built
From portfolio list to first service date
The work is front-loaded on purpose. Once the scope is written and priced, the account runs without weekly renegotiation.
- 01
Portfolio review
We list every address, square footage, property type and current service frequency.
- 02
Site walk-throughs
Each property is walked. Nothing is priced off a spreadsheet estimate.
- 03
Master scope of work
One task list written to your standard, with property-specific exceptions noted.
- 04
Per-property pricing
Each address carries its own fixed monthly number that rolls into the master agreement.
- 05
Crew assignment
Named crews and supervisors assigned regionally, with documented access procedures.
- 06
Inspection & reporting
Supervisor inspections logged per site and reviewed with your account contact.
Coverage
Three Wisconsin regions, one agreement
Crews are assigned regionally, so a property in Appleton is not serviced by a team driving up from Milwaukee.
Milwaukee & Southeast WI
Milwaukee · Waukesha · Racine · Kenosha · Ozaukee
Our home base. Commercial cleaning, janitorial, post-construction, snow and lawn — plus residential house cleaning.
Fox Cities & Fond du Lac
Winnebago · Outagamie · Calumet · Fond du Lac
Appleton, Oshkosh, Neenah, Menasha and Fond du Lac — the same commercial and residential programs.
Northwoods
Marathon · Lincoln · Oneida · Vilas
Commercial cleaning bids are now open in the Northwoods. Residential, cabin care and turnover cleaning launch later this year.
The difference
A franchise wants the cleaning contract. We want responsibility for the property.
A landscaper wants the lawn. A snow contractor wants the lot. A handyman wants the repairs. Consolidating those into one scope is the entire reason All-In exists.
- One certificate of insurance for every property
- One escalation path for every site manager
- One monthly invoice, or split by entity
- Same task list at every address
- Regional crews with local accountability
- Wisconsin ownership — you reach the decision-maker

Where portfolio accounts usually start
How many properties do you need to be considered a portfolio account?
Two or more addresses under the same ownership or management is enough to justify a master scope. The advantages — one contact, standardized task lists, consolidated invoicing — start immediately.
Can properties in different regions be on one agreement?
Yes. We operate crews in Southeast Wisconsin, the Fox Cities and Fond du Lac, and the Northwoods, and all three regions can sit on one master service agreement.
How is a portfolio account priced?
Each property is walked and priced on its own square footage, frequency and scope. Those per-property prices roll up into one agreement, so ownership can see cost by asset and still receive a single invoice.
Can we add or drop properties mid-term?
Yes. Sites are added at the agreed rate for the standard scope without renegotiating the master agreement, and removed with standard notice.
Can snow and grounds be included across the portfolio?
Yes — bundling snow, ice management and seasonal grounds with janitorial is the most common reason portfolio operators consolidate with us.
