What we cover
The All-In definition of facility services
Written plainly, so nobody has to guess what is included. We do the property-care side of facilities work. We do not perform HVAC, electrical, plumbing or building-engineering work.
Interior Building Care
The recurring, in-building program: nightly janitorial, floor care and daytime coverage.
Building Exterior & Envelope
Glass, façades, entries and hard surfaces — the first thing a tenant or inspector sees.
Grounds & Seasonal Operations
Twelve months of site conditions on one agreement: snow and ice in winter, turf and beds the rest of the year.
Specialty & Compliance
Scoped, higher-risk work: kitchens, disinfection protocols and construction turnover.
Facility Support & Maintenance
The in-between tasks that usually need a second vendor — handled by the same team.
How All-In manages your facility
Six steps, and you always know where the account stands
- 01
Property walk-through
We measure the space, count restrooms, note floor types and find the problem areas.
- 02
Written scope of work
Task by task, area by area, with frequency listed next to each line.
- 03
Dedicated service plan
Days, times and seasonal add-ons set in advance so nothing is improvised.
- 04
Crew assignment
A named, insured crew and a supervisor assigned to your building — not a rotating pool.
- 05
Supervisor quality checks
Inspections against the written scope, logged, with a 48-hour re-clean if something is missed.
- 06
Adjustments & reporting
Scope changes, added services and seasonal shifts handled by one contact who knows the property.
The scope is written. The price is fixed. The crew knows the building.
Outsourced vs. multiple vendors
What a facility manager actually gains
Four separate vendors
- Four contracts, four renewal dates, four insurance certificates
- Overlapping or missed responsibility at the property line
- Four invoices to code and approve every month
- Every escalation starts with explaining the building again
One facility services agreement
- One scope covering interior, exterior and seasonal work
- One certificate of insurance on file
- One invoice, one renewal, one point of contact
- One supervisor who already knows the property
Who this is for
Facility programs by property type
What does All-In mean by facilities management?
We take responsibility for how a property looks and functions day to day: recurring janitorial, floor programs, exterior cleaning, light facility maintenance, snow and ice, and seasonal grounds. We are not a building-engineering firm — we do not operate HVAC, electrical or mechanical systems.
How is that different from hiring a cleaning company?
A cleaning contract covers cleaning. A facility services agreement covers the property across the year, including the seasonal work most cleaning companies hand back to you in November.
Do you replace our existing vendors all at once?
Rarely. Most accounts start with janitorial, then add floor care, pressure washing, snow or grounds as existing contracts come up for renewal.
How is a facility services agreement priced?
The recurring interior program is a fixed monthly price based on square footage, frequency and scope. Seasonal and periodic work is quoted per occurrence or as a seasonal rate, and it is all listed on the same agreement.
What areas do you cover?
Thirteen Wisconsin counties across three regions: Milwaukee, Waukesha, Racine, Kenosha and Ozaukee; the Fox Cities and Fond du Lac; and Marathon, Lincoln, Oneida and Vilas through All-In Northwoods.
