Practical answers before you sign a snow contract.

Compare commercial snow proposals by scope, trigger depth, salting plan and billing structure—not just the first number on the page.

Read the scope before the price

Two snow bids are only comparable when they cover the same surfaces. Check whether sidewalks, entries, steps, dumpster approaches and loading docks are in the plow price or billed as extras, and whether the contractor returns to open drifted-in stalls after the storm ends.

Trigger depth changes everything

A 2-inch trigger means the plow comes out after two inches accumulate; a 1-inch trigger means more visits per season and a higher cost. A bid with a deeper trigger will look cheaper on paper and produce a lot more complaints from tenants who arrive before the truck does.

Salting should be priced separately

Plowing removes accumulation; salt and deicer handle the refreeze that follows. When both are bundled into one flat number, you cannot tell whether a storm was salted once or three times. We quote salting independently so every application is visible on the invoice.

Seasonal vs per-push is a risk decision

Seasonal contracts fix your winter budget and put storm-count risk on the contractor. Per-push tracks actual events and can cost less in a mild season and more in a heavy one. Neither is universally cheaper — decide based on how much budget variability your property can absorb.

Clear-by times and zero tolerance cost more for a reason

"Clear by 7 AM" and zero-tolerance service require crews working during the storm rather than after it, often with multiple passes overnight. If a bid promises that timing at standard per-push pricing, ask how many crews are committed to your site and what happens when three properties trigger at once.

Ask where the snow goes in February

Early-season piles fit almost anywhere. By mid-winter, stacking eats parking stalls and blocks sightlines at drive exits. A good proposal says where snow is stacked on your property and at what point relocation or hauling is triggered, and what that costs.
