How often should commercial VCT be stripped and waxed?
There is no single correct interval, but there is a defensible way to set one. Most Wisconsin commercial buildings land on an annual strip and wax with a scrub and recoat in between. Buildings with heavy entrance traffic, exposed grit or long salt exposure run tighter; low-traffic suites can stretch further without harming the floor.

The baseline most buildings should start from
Annual stripping, a scrub and recoat around the six-month mark, and burnishing monthly or quarterly is the schedule that keeps most VCT looking consistent without overspending. Start there, then adjust based on what the floor actually does over the first year.
- Professional office suites — annual strip, semi-annual recoat
- Retail and high-traffic public corridors — strip once or twice a year, recoat quarterly
- Schools and churches — strip during the long seasonal break, recoat mid-year
- Break rooms and kitchens — treat separately from the main floor; grease shortens finish life
What pushes the interval shorter
Entrances drive almost everything. Grit tracked in from a parking lot is abrasive, and in Wisconsin it arrives mixed with ice melt for four to five months of the year. A building with 30 feet of walk-off matting at every entrance strips far less often than an identical building with a two-foot mat.
- Direct entry from a parking lot with little or no walk-off matting
- Rolling loads — carts, pallet jacks, hand trucks crossing the same lane daily
- Salt and ice-melt exposure through a full Wisconsin winter
- Chairs or equipment without floor protectors
- Cleaning with the wrong chemistry — degreasers and all-purpose cleaners strip finish slowly and unevenly
What lets you stretch it
Stretching the interval is legitimate when the finish is being maintained properly rather than simply left alone. The test is whether a recoat still produces a floor that looks new — if it does, the base coats are healthy and stripping can wait.
- Strong walk-off matting at every exterior door
- Consistent daily dust mopping so grit never gets ground in
- Neutral-pH cleaner only on finished floors
- Scheduled burnishing that repairs micro-scratches before they accumulate
Setting the schedule in a contract
Periodic floor care should be written into the contract with a calendar, not carried as 'as needed.' As-needed floor care is the line item that quietly disappears from a program until a tenant complains.
Ask for the periodic schedule as dated months, name the areas included, and confirm whether furniture moving is inside or outside the quoted price.
Frequently asked
How often should VCT be stripped and waxed?
Most Wisconsin commercial buildings strip and wax once a year, with a scrub and recoat at about the six-month mark and burnishing monthly or quarterly in between. Heavy-entrance and high-traffic buildings may need two strips a year; low-traffic suites can often go longer.
When in the year is the best time to strip floors?
After salt season. Stripping in spring removes a winter of ice-melt residue and etching, and the new finish then faces the mildest months of the year while it cures into service.
Does burnishing replace stripping?
No. Burnishing repairs and polishes the existing finish. It extends the life of the coat stack and delays a strip, but it cannot remove soil that is already sealed under the finish.
Can you strip floors without closing the building?
Yes. We schedule floor work nights and weekends and phase larger spaces section by section, so a typical area is stripped, finished and dry before the building opens the next morning.
