The two terms are used interchangeably in most conversations, and the distinction only matters when you are writing or comparing a scope. Getting it right is what stops you from paying nightly rates for project work — or discovering that the periodic work you assumed was included never was.

How the terms are actually used

In practice, janitorial describes the recurring service that keeps a building functioning day to day. Commercial cleaning is the broader umbrella that also covers periodic and project work.

  • Janitorial — recurring scheduled service: restrooms, trash, floors, common areas, break rooms, entryways
  • Day porter — staffed coverage during business hours for restrooms, entrances and spills as they happen
  • Periodic — scheduled but infrequent: carpet extraction, strip and wax, high dusting, window washing
  • Project / specialty — one-time scopes: post-construction cleaning, unit turns, disinfection, deep restroom restoration

Why the distinction shows up in your invoice

Recurring service is priced against a repeating labor pattern, so it is quoted monthly. Periodic and project work is priced against a defined scope, so it is quoted as a project. Bundling them without naming them is how buildings end up paying nightly rates for work that should have been scheduled once or twice a year.

The reverse problem is just as common: a low monthly rate that quietly excludes all periodic work, so the floors and carpets degrade for two years until someone notices.

Writing a scope that covers both

A defensible scope has two calendars, not one. The daily/weekly calendar defines recurring service; the periodic calendar names the project work and when it happens.
